The data seen in the following charts, aids us in understanding how the job market is made up within the local area. This can help in deciding how best to move forward in terms of the provision of office space and the companies we look to incentivise to move in. As such providing job opportunities for locals, whilst also creating a profitable hub for business to operate out of. Which in turn will further support the local economy.

Social Context

The data below has provided us within an insight into how the local area is made up in a social sense. It has helped us to form a foundation with which we can develop our deign and the key areas that we want to approach, such as the amount of green space and the key age demographics that are seen in the area. All of this will help aid us into developing a site that proves successful and helps create a sense of community in the development.

Age Mix:

This pie chart shows that the population within Newham 37A is more youthful and of working age. This indicates that there are is a greater number of working age. Subsequently having more disposable income to spend on items such as restaurant meals. There is also a greater need for educational institutions to handle the larger number of children and young adults.

From this data we are able to establish that the site needs to focus around the requirements of a younger population. Such as the provision of outdoor space, bike routes and children play areas. With amenities such as restaurant’s and office space allocated for start-ups, as well as larger businesses.

Local Green Space:

We can see from the bar graph that there is a large number of green spaces for people to use within a mile radius. However, the average time it will take to walk to these is approximately 33 minutes. After COVID having green space that is easy to access, both in terms of distance and time. Are paramount for aiding people’s mental health and supporting a community.

In a post COVID world, accessibility to green space is key to ensuring that a development supports its inhabitants. This is felt even more with inner city areas, with less people having access to private green space. Adequately sized spaces need to be freely accessible for all, whilst also ensuring that distancing can be accommodated if required. The site will help to provide this by offering a number of large green spaces throughout the development.

Tenure Mix:

The tenure mix highlights how the property market is owned in the local area. We can see the two largest segments are rented from the council and rented from private landlords. This indicates that prices of property are too high for locals to afford. As such making it hard for them to get on to the housing ladder.

With our we can develop the site to accommodate for this imbalance between home ownership and cost. By designing dwellings that are considered to be affordable for buyers. As such helping more people to become property owners, instead of having to rent.

Economic Context

Economic aim:

We wish to ensure that our design for the site can benefit and support the local economy. Through the introduction of new job opportunities, created by businesses being drawn into the area. We also want to make sure that businesses of all sizes can operate and flourish as well. With a set amount of office space allocated for start-ups and smaller businesses.  

Industry Mix:

The industry mix shows which sectors the local population work in. From this we can get a sense of how many people may be communing out of the area. As such, establishing how we can aid the connectivity in and out of the area. It also provides us with an insight into the skills held locally. Which in turn will allow us to draw companies in these sectors into the area to help create local jobs.

We will take this data and use it to create jobs within the site that meet some of these key sectors, such as construction during the short term and retail in the long term. With an encouragement for new and smaller sectors to come into the area, such as Information and Communication and real estate activities. As such helping to improve potential job opportunities for locals.

Economic aim

This shows us how many people are of working age and also what type of employment they have, such as full time or part time. This indicates to us what the economic makeup is and how we can support this in the design of our site. It also shows us who falls into the economically active age category. But who unfortunately are also unemployed, but are actively seeking work.

The site can help draw in opportunities for individuals who are looking for walk, but also through creating jobs for those currently working closer to home. Helping to reduce dependency on public transport and private vehicle use.
